Full-Width Top Vent over Side Opener + Fixed
A full-width top-hung vent spans the upper row, over a side opener and a fixed pane. You can crack the whole top for air and still swing a lower casement when you want a wide opening. A three-pane combination that ventilates well on a wide wall.

About the Full-Width Top Vent over Side Opener + Fixed window
The Full-Width Top Vent over Side Opener + Fixed window is split into two rows by a transom. A full-width top-hung vent runs across the top, over a left-hinged side opener on the left and a fixed pane on the right. Two of the three panes open; the other is fixed. Left and right are as seen from outside, as on the drawing.
The side opener opens fully, for plenty of airflow and easier cleaning, while the top-hung vent, hinged along its top edge, gives secure, controllable ventilation. The fixed pane has no sash, so more of it is glass. Sizes run from 800 to 1300mm wide and 730 to 2630mm high, to the millimetre; they're overall sizes including the cill, as our measuring guide explains. The top-hung vent spans the full width, and a top-hung sash can be at most 1300mm wide, so that's the widest it goes. Because it has a side opener, the designer offers a fire-escape (egress) option; our Building Regulations guide explains when a room needs one. As a fire escape, the side opener must be at least 650mm wide and 920mm high in its own section, so this window must be at least 1050 × 1350mm overall including the cill. Every side opener has egress hinges as standard.
Prices start at £228.73 inc VAT for a complete window at the smallest size we make it: Full-Width Top Vent over Side Opener + Fixed, an opening window, 800 × 730mm overall, white inside and out, double glazed (28mm), clear glass, 150mm cill, trickle vents: 2000 (300mm), white handles, standard key-locking espag lock. Each opener comes with its handle and a key-locking espagnolette multi-point lock fitted, and a Quad Lock upgrade is available. Made to order, it's typically delivered in 5-14 working days; we supply only, so you arrange the fitting.

Before you order
Measure the opening
Measure brick to brick in three places, use the smallest figures, then take 10mm off the width and the height. That's the overall size you type into the designer, cill included. Our measuring guide shows each step.
Order and delivery
Each window is made to order in our Worsley, Manchester factory, typically in 5-14 working days. How buying works covers each step from order to delivery, and delivery and collection covers the area, prices and free collection.
Fitting
We supply only, so you or your installer fit the window. Our guide to fitting a uPVC window covers the job, and toe and heel packing explains how to pack the glass so the sash opens and closes freely.
Questions about the Full-Width Top Vent over Side Opener + Fixed window

- What sizes can I order the Full-Width Top Vent over Side Opener + Fixed window in?
- Any size from 800mm to 1300mm wide and 730mm to 2630mm high, to the millimetre. These are overall sizes: the height includes the cill, so without one the range is 700-2600mm. The top-hung vent spans the full width, and a top-hung sash can be at most 1300mm wide, so that's the widest it goes. It can't be narrower than 800mm, which allows at least 400mm for the side opener and 400mm for the vent. Our measuring guide shows how to measure the opening.
- Can I get this window the other way round?
- Yes. The Full-Width Top Vent over Fixed + Side Opener is the same layout mirrored left to right: the side opener sits on the right instead of the left, hinged the other way. Left and right are as seen from outside, so pick the one that suits the room.
- How long does delivery take?
- Typically 5-14 working days. Each window is made to order in our Worsley, Manchester factory, and we confirm the delivery date by email. The frame arrives with its handles, hinges and locks fitted; the three sealed glass units travel separately, and any cill and trickle vents come loose, ready to fit. We supply only. Our supply-only windows page explains what's included and what you arrange.
